How often does the law require a landlord to test a fire alarm?

I am renting a 6 bedroom house in Wales and the landlord is claiming he is required by law to come round once every week to test the fire alarm. Is this true?

Call your local fire department as well as the local building and zoning department for whatever local gov’t is responsible for this property. Here in the US the local fire department enforces fire related issues and the local gov’t ie. city, village, etc. determines what codes will dictate fire safety requirements. I’m in commercial real estate and there is no way on earth any place requires testing of anything on a weekly basis though I obviously don’t know what the proper code is for Wales.

PS. I would be concerned about a landlord that wants to come into your unit every week. There is another motive here and someone going through your private residence for no legitimate reason creeps me out.

Business and commercial businesses are required to have their fire alarm tested once a week I believe but not sure about private residential lettings.

Contact the fire service and ask them what they think. Also, when the landlord is next there make sure you are with him when he does the testing to check that he is not doing anything underhand. Also, check your tenancy agreement.

I would not think that your house would need the fire alarm testing once a week – perhaps twice a year?

This is not true, he must have read the documents and got confused, which isn’t too difficult.

Landlords are required to have smoke alarms installed in rental property’s, but the weekly test (recommendation) should be done by yourself.

However, if the alarms are wired to an electrical source then your landlord is required to ensure that they are are tested on a yearly basis by a qualified electrician (in the same sense as your boiler) and provide a certificate or proof that all is well.

He can have these points clarified by telephoning the local fire service station or popping in.
